Reservation of Property: Berg Inc., DBA Cabin Rentals of Helen and Sautee, requires a deposit of 50% of the total rental amount in order to hold a reservation. This amount includes: 12% sales tax, cleaning fees, pet deposit (if applicable), and any additional charges for items requested by renter (such as champagne, shuttle, etc.). This deposit may be paid online at the time of reservation using a credit card or by mailing a personal check or money order made payable to Cabin Rentals of Helen and Sautee at PO Box 645 Sautee, GA, 30571. Final payment is due 7 days prior to arrival. Please contact us with any questions you may have regarding payment options.

Confirmation Rental: This signed rental agreement and receipt of your payment confirms your reservation. Upon receiving the agreement and payment, we will email a confirmation letter to the email addresses provided.

Additional Deposits: In lieu of a prepaid security deposit, Cabin Rentals of Helen and Sautee retains guest’s credit card information for any damages found after guest departure. There is no initial security deposit charged to your card; it is for the sole purpose of ensuring that there are no damages to the rental property. We are required to inform you of any fees prior to charging them to your credit card.

Animal Accommodations: Many of our rentals are “Pet-Friendly”. There are restrictions on larger animals and other restrictions that may vary with the individual rental property. We require a description of any animal staying with you on your visit and it must be approved prior to arrival. A non-refundable pet deposit of $75 is required for each pet staying in a rental property. Penalties may be charged to the credit card held in lieu of a security deposit if any evidence of an unapproved pet is found or if there are any damages to the property caused by a pet. PETS ARE NOT ALLOWED ON BEDS, BEDDING, OR FURNITURE. Guests should bring alternate bedding for animals; however, this does not guarantee that extra cleaning fees will not be charged if damages or excessive pet hair is found. Certain exceptions do apply. Call with any questions and for prior approval.

ALL OF OUR PROPERTIES ARE NON-SMOKING!!! This is a strictly enforced rule! No smoking is allowed inside the property. Smoking is usually permitted outdoors on decks or patios. Please use an appropriate receptacle for cigarette butts, etc. and refrain from tossing any burning cigarettes into the woods or on the ground. Penalties may be charged to the credit card held in lieu of a security deposit if any evidence of smoking indoors is discovered or if there is any damage to the property as the result of smoking cigarettes or cigars. Please do not throw smoking materials on the decks, patios, lawns or grounds. An additional fee will be charged for cleaning the yard of cigarette butts and trash.

Parking Availability / Maximum Occupancy: The number of occupants and vehicles permitted at each cabin varies with each property. This is strictly enforced in many of our rentals. Please call to confirm the number of guests in each party and the vehicles that will be parked at each rental. Failure to abide by the guidelines stated for each rental property may result in additional cleaning fees and possible early termination of the rental agreement. There will be no refund given for any unused days.

Disclosure: Cabin Rentals of Helen and Sautee has been hired by property owners to act as the representative of each of the properties in its rental program. Cabin Rentals of Helen and Sautee works at all time for the best interest of the owners.
Lock Boxes: There are lock-boxes located at each rental home with the key inside. The lockbox code will be given to you during check in. The codes are changed regularly for your protection. The key is to be left in the lock box during your stay whenever you are away from the property. Upon departure, lock the doors. The key should be left in the lockbox and the dial scrambled.

Lock-Out Policy: In the event of an accidental lock-out, you may obtain an extra key from our office. If the office is closed, you may call our after-hours numbers to have a representative meet you at the office. There will be a charge of $30 for this after-hours service. Please make sure to take a business card during check-in and keep it with your during your stay, as to be able to contact us at all times.

Telephone: Most of our rentals have a telephone with local telephone service included. Any long distance charges incurred during your stay will be billed to the credit card held in lieu of a security deposit upon receipt of the telephone bill.

Gas Fire Places: The gas fireplaces in our rental properties are seasonal and are not operational during warm weather months (May 10th until after Labor Day weekend).

Firewood: Firewood is not supplied at the cabins. Firewood can be purchased in advance and delivered to your cabin prior to your arrival or at the store upon your arrival. Kindling and fat lighter are also available at the store.

Alcoholic Beverages: As per the laws of the State of Georgia, it is prohibited for any persons less than 21 years of age to buy or consume alcoholic beverages. If it happens that any person, be it guest or guest of guest, should be arrested for under-age consumption on the property covered by this contract, the rental contract will be terminated and guests will be evicted at the discretion of a representative of Cabin Rentals of Helen and Sautee. There will be no refund given for any unused days. This reprimand also applies if an underage guest or guest of guest is observed drinking alcoholic beverages by a representative of Cabin Rentals of Helen and Sautee. No kegs are allowed on the property without prior approval. Any bottles, cans, or trash left after departure may result in extra cleaning fees being charged to the credit card held in lieu of a security deposit.

Furnishings: All properties are privately owned and individually furnished by owners. When you arrive at your rental property, it should be clean and ready for occupancy. Please do not move furniture and NEVER put interior furnishings outdoors. Each rental has an area designated for the owner’s personal storage. Any closet, basement, or attic area that may be locked upon arrival contains the owner’s personal belongings and is not included as part of the rental agreement.

Listings and Pricing: Cabin Rentals of Helen and Sautee makes every effort to ensure that individual listings are up to date and accurate but this information cannot be guaranteed. Rates may be increased during weekends, special events, and holidays. Rates do not include tax and are subject to change. If you would like to call or email our office to confirm availability and pricing, we will be happy to assist you in any way possible.

Satellite/Cable Television: All properties are privately owned and are equipped with different cable and/or satellite subscription packages. Cabin Rentals of Helen and Sautee does not guarantee any programs or events. Guests are financially responsible for any pay-per-view programming charge plus an additional $4.00 charge per program or event. These fees will be charged to the credit card held on file in lieu of a security deposit.

Double Booking: In the rare event of a double booking, Cabin Rentals of Helen and Sautee will do all that we can to satisfy the needs of the customer. We will offer an alternative rental property from our program or from that of another company and every effort will be made to ensure that it is a comparable unit. If the customer chooses not to accept the alternative rental property available, all charges will be refunded in full. Double bookings are very rare and will be treated as an utmost priority.

Cleaning Requirements: Guests are asked to leave the rental in the same general condition as it was upon arrival. Vacuuming, dusting, laundry, sanitizing, and most other cleaning requirements are performed by a cleaning service. Guests are asked only to have dishes cleaned and turn on the dishwasher prior to their departure. Please have all used towels and washcloths gathered together in either the downstairs bathroom or laundry room. Please do not leave wet towels or any other wet or damp clothes on carpeting. All trash is to be in bags and then placed in the outdoor garbage cans. Guests are also responsible for an excessive clean-up necessary after their stay and any damages, abuse, or losses incurred upon the rental property.

Right of Entry: Although our entry into a property during occupancy is rare, representatives of Cabin Rentals of Sautee reserve the right to enter the rental property at any time. Reasons for entry may include, but are not limited to, showing the home to potential buyers, maintenance, investigation of disturbances, and to check for occupancy. We will make every effort to contact you in advance but cannot guarantee prior notice.

Large Groups and Parties: Cabin Rentals of Helen and Sautee requires notice prior to reservation for any large events such as wedding parties or reunions. No more than the stated maximum occupancy or numbers of guests specified in the contract are permitted to stay overnight. Any additional guests not specified in the original contract will result in possible eviction without refund of deposit and/or rent. In addition, extra fees will be applied. Extra cleaning fees will be agreed upon and any damages or theft by guests or guests of guests will be charged to the credit card held in lieu of a security deposit by our office. Guests in any rental property located inside a private community must abide by the rules and regulations of the community. Other stipulations may apply. Please contact our office with any questions or for approval before making a reservation.

CABIN RENTALS OF HELEN AND SAUTEE RESERVES THE RIGHT TO REFUSE SERVICE TO ANYONE. ALL RENTAL PROPERTIES ARE LEASED WITHOUT REGARD TO RACE, COLOR, HANDICAP, SEX, OR NATIONAL ORIGIN.

Minimum Stay: We require a 2 night minimum stay for all of our rental properties. During holidays and special events, we may require longer stays. Some exceptions do apply. At times, we may offer one night stays for last minute bookings and week nights. Guests staying a full week receive the best value. Please check availability and call with any questions.

Check-In and Check-Out: All guests are asked to check in at our office, located at 8037 South Main Street in Helen, Georgia. Check in time is 3:00 pm. Guests are given the specific house rules during check-in. Another copy will be located on the front of the refrigerator inside the rental property. Check out time is 11:00 am. Cabin Rentals of Helen and Sautee will make every effort to accommodate early arrivals and late departures based on the reservation schedule. Early arrivals and late departures require approval by Cabin Rentals of Helen and Sautee prior to guests’ check-in. Guests failing to leave by check out time will be charged an hourly rate based on the nightly rate of the rental. If late departure was not pre-approved, any prolonged stay that overlaps another reservation will result in the guest being charged the nightly rate in addition to hourly charges.

Cancellation/Rescheduling Fees: In the event that it becomes necessary for you to reschedule or cancel your reservation, please contact Cabin Rentals of Helen and Sautee as soon as possible. If you are rescheduling your reservation, there will be no penalty for the FIRST time the reservation is rescheduled. However, if it again becomes necessary to reschedule, a $25 rescheduling fee will be applied. Reservations cancelled within 21 days of scheduled arrival will result in a charge of 40% of the total amount of the reservation plus a $25 cancellation fee. In the event of a “no-show”, the full amount of the reservation will be charged plus a $30 cancellation fee. Please call with any questions regarding the rescheduling and cancellation policies.

Upon Check In:

Cleaning fees vary from cabin to cabin depending on the size and amenities of your rental, please contact management office for details!!!

Cancellation must be made by 3:00 p.m, 21 days in advance of your arrival or you will forfeit the entire deposit. Special cancellation policies may apply to group bookings and during peak seasons and promotions.

Check-in is after 3:00 p.m. Check-out is by 11:00 am. Please contact us if you plan to arrive after 6 p.m. All express check-ins must be paid in full 7 days prior to arriving. Express check-ins come by the office the next day by noon to finish the check in process. Late Check-outs can be approved at the office at check-in.

All security deposits must be paid by credit or dept at check in. 99.00-125.00 night the security deposit is 100.00. 135.00-250.00 night the security deposit is 250.00. Any homes above 250.00 a night the security deposit is 450.00. After 7 days the pre-authorization will drop off your account if we find no damages and no additional cleaning fees need to be applied.

Please make sure you have scheduled the perfect place for your vacation.

Once you check-in and your reservation has been processed you are totally 100% responsible for this reservation. We will not be able to relocate you to another property as we have held a specific cabin for your reservation. Please keep in mind the following suggestions:

*Proper transportation – Many of our cabins are located on dirt roads, but are no more than 8 miles from our office. Please be sure if you have anyone or family member in your party with health or medical issues, keep in mind the location of property. You may want to check on the nearest medical facility.

*If you are not familiar with being on a mountain top or river properties, you need to prepare your trip for the proper gear needed, such as hiking boots, warm clothes, sun screen, etc.

**1 – Please complete the guest page of your agreement and fax back to our office (ASAP).
**2 - All responsible parties of reservation will need to check-in at rental office either day of, or if an express check-in is approved you will need to come by office the following day no later than noon.
**3 - If additional guest are joining you later in the day, your guest will still need to come by the office and given a guest pass with directions to your reserved property, as per the guest list you fax or return to us. We must have everyone on property registered. If you are not a registered guest you will not be able to get into gated areas.
**4 - The form you fax back to us will have your guest name and approved parties to be on premises. When they check in at the office we will give them a pass.
**5 - Many of our properties have limited parking with 24-hour security and it is imperative you have these passes or you may not be able to enter after hours.
**6 - All cabins vary from one to another - At check-in you will be given housekeeping guidelines, garbage disposal, etc. as to what to expect with each property.
**7 - On our website look on the right side under the category of friends and you will see links and recommendations for restaurants and the welcome center link for planning your vacation activities.
**8 - Also in the cabin we have a book that is very informative of the area and will also answer many of your questions.
**9 - Many places are hard to find after dark, prepare to check in as early as you can.

VERY IMPORTANT - FROM TIME OF CHECK-IN WE ASK THAT YOU GO TO YOUR CABIN FOR AN IMMEDIATE CHECK-IN AND EVALUATION OF YOUR RENTAL PROPERTY. WITHIN 1 HOUR OF CHECK-IN, PLEASE CALL US OF ANY HOUSEKEEPING ISSUES, HOT TUB ISSUES, AND OR ANY QUESTIONS THAT WILL NEED TO BE ADDRESSED. OTHERWISE, WE CAN NOT HOLD SUB-CONTRACTORS RESPONSIBLE FOR ANY PROBLEMS THAT OCCUR.

There is no maximum on the damage deposit. You will be charged according to repair cost.

You and your guests shall be solely responsible for all property damage, accident or injury to any person(s) or loss sustained by any person(s) including loss of money, jewelry or other personal property, arising out of or in any way related to the use and occupancy of any property owned or managed by Cabin Rentals of Helen & Sautee. You and your guests hereby agree to indemnify and hold harmless to Cabin Rentals of Sautee, its agents, managers and property owners from any and all claims including third party claims and assume all liability for use of the property, all activities on the property and presence of all persons on the property.

WEDDINGS AND SPECIAL EVENTS

Weddings and/or special events are strictly prohibited with a separate agreement. Our wedding coordinator must arrange the contract and agreement. Only select homes participate in the wedding and special event program. There will be an addendum to the lease pertaining to weddings that requires your signature and must be returned signed with lease agreement. Specifically note that Cabin Rentals of Helen and Sautee have a maximum number of 75 guests during the wedding and /or special event.

There is an additional event fee incurred by the renter in the amount of $1,500. The fee will defray the cost involved in the logistics of these events and ensure minimal “wear and tear” on the property. Wedding events require a security deposit in the amount of $2,000 in the form of credit card, check, cash or money order thirty days prior to arrival. Alternative parking arrangements for your guests will need to be made in advance (on-street parking is not allowed).

A list of names attending the wedding/special event must be faxed or mailed into the office 30 days prior to arriving.

For weddings and/or special events a security guard will be provided at the owners expense. This is for parking and safety reasons.

Due to high traffic in and out of the restrooms in previous events we require all weddings/special events the guest must rent a port-a-potty for the outside.

LOST AND FOUND

Cabins of Helen and Sautee cannot be held responsible for items left in homes or condominiums. Please double check your cabin for personal items prior to departure. If you have any lost or found you have to pay the shipping cost to send the items back to you. If we find any lost belongings we will hold onto them for 30 days only.

Pools and Hot Tubs

Pools and hot tubs are cleaned between guests. As neither the homeowner nor Cabin Rentals of Helen and Sautee employees are on the premises during the use of these amenities, the rental party agrees to solely responsible for the use and operation thereof. A professional pool and hot tub company maintain all pool equipment on a weekly basis. If you have any questions of concerns please contact our local office at 706-878-4634.

FIREPLACES

Fireplaces are available during the winter rental season. They are turned off on May 1st and turned back on October 1st.

**21 day cancellation policy - If a reservation is cancelled prior to the 21 day cancellation date - there will be a $30.00 processing fee for cancellation.

**If cancelled after the 21 day cancellation period you will lose your deposit or up to 40% of total reservation and a $30.00 processing fee for cancellation.

**In case of a no show entire deposit paid will be forfeited.

**In case of an emergency during your stay and you must leave we will not be able to refund any of your reservation since we have held a specific cabin for your vacation. Our loyalty is to our owner's and as Helen is a very popular vacation area, we need to know of any changes as soon as possible to protect the owner's interest, as it is very expensive to keep up a second home or investment.

**Map Quest Directions to our office (8037 South Main Street, Helen, GA 30545) Upon entering Helen city limits traveling north we are at the entrance of Helen across from the Post office and Ace Hardware. **Check in Process - You will check in at the office, key and or lock box code will be given to you at that time along with directions to your cabin.

**Express check-in must be pre-approved before late arrivals. Balance must be paid in full, driver's license and credit card copy must be faxed to our office with matching information. You must come to the office the following morning to complete the check-in process.

** Game Rooms - Cabins with game rooms - you are responsible for the repair of any game table and or broken pool sticks during your stay!

**DSL-Internet Access - We will support only our services. If we send someone out to help with the connection of your personal lap top, etc. There will be a charge of $25.00 If the service call is related to the service itself such as windstream there will be N/C.

**Cleaning fees and hot tub fees are added to your reservation once we receive your automated confirmation. We will re-send a confirmation to you ASAP with corrected amount due showing cleaning and hot tub fees if applicable to your cabin choice. Some properties do not have hot tubs so therefore, there is no hot fee charged, just a cleaning fee in this situation. Will be collected at check-In.

**Additional Hot Tub Shock - Hot tub size and service is based per tub size such as a 4-6 person tub. If excessive amounts of people are in the tub and you wish us to perform an additional hot tub shock mid week, especially with weekly rentals we can do so at a charge of $15.00. Please call the office for this additional service. Especially with lots of activity and children this is recommended.

**KEYS MUST BE PUT BACK INTO THE LOCK BOX AT DEPARTURE ** A $25 Charge Will be applied if the keys are not put back into the lock box. If keys are received at the office, please drop keys back off at the office upon departure. Housekeeping uses the lock box for cleaning immediately after your departure, please put back into box and shuffle numbers. If keys are taken out of lock box please put back into lock box.

**Pets must be on your reservation request and pre-approved or you could be asked to forfeit your rental and leave upon arrival without pre-approving your pet. Many cabins are not pet friendly!
ALL – Pet friendly cabins have a $75.00 refundable pet deposit per pet.
**Pet bedding - If a pet is approved you must bring proper crate, bedding and or covering for the beds. If we find pet hair on furniture and bedding you will be charged for additional cleaning. Please bring your own comforter or sheets to protect the area your pet is approved to be in.

**All of our cabins are non-smoking cabins – Many people do not take this seriously – If any sign of smoking or ash trays left inside of a cabin you will immediately be billed accordingly. Please do not throw cigarette butts on the ground! Out of respect to the owner’s please use ash trays provided at cabin.

**Trash - All cabins have designated areas for trash; we will inform you of the proper procedure upon check in.

**Firewood – We do not supply cabins with firewood, can be on site for your convenience, with kindling and fire starter (Fat lighter). Firewood can also be pre-ordered and delivered to your cabin before arrival. You are also welcome to bring your own firewood. Call the office for details on delivery.

**Fires - Only allowed at certain cabins; please do not build a fire unless you have an outdoor fire pit or a designated area to do so. If you do use the designated fire pit area, please make sure you place the hose next to the fire pit within reach for an emergency. All Fire Pits must have adult supervision. At check-in if there is a ban on fires due to drought conditions – we will have you sign a waiver form that we advised you NOT to build a fire. You will be responsible for any damages that may occur to neglect of our Fire Pit policies.

**High decks and hand railing - We ask all parents of small children to be aware of high decks, hand railing of some of our cabins. Steps are also an issue for the elderly as much as children. Please be careful with steps and be sure to use all hand rails and props at the cabins.

**River Cabins - Some river cabins come furnished with canoes and kayaks for your enjoyment. It is your responsibility for the proper use of these items, which must always be placed back into the proper area and or storage area. If theft should occur due to not following guidelines and or improper use of equipment you will be billed accordingly.

**Outside Maintenance we expect to find the outside/Inside of the properties as you found them. If we find the need for excessive trash pick-up, bottle, littering, you will be responsible for these maintenance request.

**Special Shopping please remember we do offer grocery shopping, special planning for weddings, engagements, birthday cakes, turkeys for Thanksgiving, Christmas arrangements for gifts to be delivered to cabins, please ask and we will try to assist with any special request to make your trip more enjoyable.

** Towels and linens are furnished in all of our cabins we inventory before your arrival, if any towels are missing or dirty beyond a proper cleaning you will be billed accordingly.

** All of our Kitchens are fully furnished with pots, pans, dishes and most with lots of extras; please place back into the proper storage areas and into dishwasher before departing cabin.

**All properties do have a starter kit such as tissue, paper towels, hand soaps, and shampoo for a weekend rental, if staying longer you will need to be prepared to do some minimal shopping.

**VERY IMPORTANT We will ask that you respect the locals and the local neighbors of these rental areas. Lots of our locals do live here and ask that all music and loud noise be watched after 10 p.m. If the police are called you will be asked to leave the property in the morning. (NO REFUNDS)

**Helen, October 14, 2006 White County, Georgia was named the number 2 rural areas to relocate, retire and invest in the United States by CNN Online and Money Magazine. We respect our locals and ask that you please do so also. Please be aware of your surroundings and also respect wildlife.

**Firearms Under no circumstance are fire arms allowed on properties. Please do not target practice or fire any weapon while staying at one of our properties. There are too many neighboring homes in the area and the noise can be an issue.
**All of our properties do come with some type of barbecue, whether it is propane or charcoal; please ask upon reservation or under description of the cabin on the website. We have instructions for your barbecue grill use, if found and not left in a proper clean condition you will be billed for a grill cleaning and service of $25. If the propane tank is left on and gas used to full capacity due to neglect of shutting off valve, you will be charged for a tank refill of $25.00. When barbecuing you will need to leave the grill in a clean condition and burn off BBQ surface. Do not leave with excess sauce, etc on the grill and empty grease pan after use due to the wildlife in the area.

**GRILL MUST BE CLEANED AFTER EACH USE!!!!!!!!!!!!!!!!!!!!
Please use the supplied bristle brush to clean any of the grill cooking surfaces, ensure no loose bristles remain on the cooking surface prior to grilling. If you notice grease or hot material dripping from grill onto valve, hose or regular, turn off gas supply at once. Determine the cause, correct it, and then clean the inspected area.

INNSBRUCK GOLF COMMUNITY GUIDELINES

**Innsbruck Guidelines - You will find a link on our website that you can use to review any policies and guidelines of the community, please review before arrival. Amenities, such as swimming pool and tennis privileges will be covered on their website link.

**Innsbruck Golf Passes must be completed by the office for all rentals in Innsbruck at check in time. Tee times need to be arranged in advance with the reservation information give to you upon scheduling or please contact our office for assisting with these arrangements. Innsbruck Golf Community will often sponsor special tournaments and events, so please be sure you can get your tee times scheduled in advance.

**Innsbruck Parking Passes - Innsbruck golf community only allows 4 parking passes per rental, if for any reason more than 4 cars are found in the drive and are parked in an improper way, cars are subject to be towed without notification. It is totally out of the guidelines and please be sure not to do so, as this is a very serious offense.

**Innsbruck Occupancy for Guest - When completing the guest pass agreement at the beginning of this form, please make sure all guest information staying in the rentals is accurate. This is a must. Everyone in the home must be documented so that we may leave at the guard house for proper identification. This is only for your safety as Innsbruck is a gated community with 24 hour security.

**Innsbruck Garbage Removal - customer's must take trash to garbage located behind club house, or can bring to our store dumpster which is located behind the store. Due to the drought this year and so much wildlife seeking food, please do not leave any trash exposed or not properly placed into the proper bin location. Do not leave any food or garbage in any of our homes, trash must be removed from the property.
